How Does ROAM MLS Work?

A Louisiana seller guide to ROAM MLS: regional coverage, professional listing entry, website exposure and the responsibilities of a flat fee MLS seller.

ROAM MLS brings participating Louisiana associations into a shared listing system. For New Orleans, Baton Rouge, Lafayette, Houma and Alexandria sellers, that means a licensed participating brokerage can enter a property record that other members search for their buyers. Homeowners do not receive a personal MLS account.

LouisianaFlatFeeMLS.com is an independent listing service, not the MLS operator. This guide distinguishes our flat fee listing service from the MLS organization and its own rules.

What Is ROAM MLS?

ROAM means Real Estate Open & Adaptive MLS. Participating organizations include NOMAR, Greater Baton Rouge, the REALTOR Association of Acadiana, Central Louisiana and the Bayou Board. Their shared system consolidates listing entry and professional searches across those participating markets.

A listing record contains the property facts, asking price, photographs, status and showing instructions. The listing brokerage reviews required information, enters the record and submits updates as requested by the seller.

ROAM participation does not mean that every Louisiana parish is covered by our service. Louisiana retains other regional MLS systems, and the brokerage must confirm entry rights and property eligibility.

Which Louisiana Areas Does ROAM MLS Serve?

Our initial ROAM directory covers researched communities in Greater New Orleans and the Northshore, Greater Baton Rouge, Lafayette and Acadiana, the Houma–Thibodaux Bayou Region and Alexandria–Pineville in Central Louisiana.

Lake Charles, Monroe, Ruston and Sulphur are not automatically included. An association or data-sharing relationship is not proof that our brokerage can enter your property into an MLS. Send the exact address for confirmation.

Can a Homeowner List Directly on ROAM MLS?

A homeowner cannot directly add a property to ROAM MLS without a participating brokerage. You can sell without MLS exposure, use a full-service listing agent, or use a licensed flat fee brokerage to enter the listing while you manage your sale.

A flat fee listing does not provide an MLS login. The brokerage remains responsible for listing accuracy, required documents and updates.

How Does a ROAM MLS Listing Reach Property Websites?

ROAM listing data may be distributed to participating brokerage search sites and consumer property websites, including Zillow and Realtor.com, under applicable feed and display arrangements.

These websites are independent of the MLS. Display timing, contact buttons, photographs and availability depend on their own rules; no particular website placement is guaranteed.

How Do Buyers and Agents Contact the Seller?

Agents searching ROAM MLS can use the seller contact information and showing instructions supplied with the listing to coordinate appointments.

Consumer websites often display brokerage information or their own inquiry forms. Optional Call Forwarding routes calls where supported; website inquiries may be handled by the platform’s agents.

Preparing and Updating Your Louisiana Listing

The brokerage needs your legal property address, accurate property details, photographs and signed listing documents. Louisiana disclosure requirements and any federal lead-based paint documents are reviewed for the particular home.

The broker reviews and approves the submission before activation. Requests to change price, photos or status are made through the brokerage and remain subject to MLS requirements.

What Does a Flat Fee ROAM MLS Listing Cost?

Standard is $299 for 6 months and up to 25 photos. Premium is $349 for 6 months and up to 50 photos, with up to 3 Open House Alerts included.

Call Forwarding and supported ShowingTime are optional $50 upgrades. Either package may add 6 months for $100, bringing the term to 12 months. Buyer-agent compensation is separately negotiated outside the MLS and is never included as an MLS offer.
