How to List on the MLS in Louisiana Without a Realtor

What Louisiana homeowners need to know about getting MLS exposure without a traditional listing agent: how it works, what you'll do, and what happens once your home is live.

Can You Get on the MLS Without a Full-Service Realtor?

Yes. In Louisiana, you can have your home listed on the MLS through a participating licensed brokerage without signing up for a traditional full-service listing agent. The MLS is the database agents rely on to find homes for their buyers, and homeowners can't add a property to it on their own. A flat fee listing bridges that gap: the brokerage takes care of the MLS entry, while you take charge of selling.

In practice, you choose the asking price, arrange showings, review offers and decide who to sell to. You gain MLS visibility without agreeing to a listing commission based on your sale price.

Flat Fee Listing vs. a Full-Service Agent

A full-service listing agent typically prices the home, markets it, handles showings and negotiates for you in exchange for a commission. A flat fee listing is narrower: you pay one set fee for a listing term, and your property appears on the MLS next to agent-listed homes, where buyer's agents find it the same way they find any other listing. Showings, buyer questions and negotiations remain your responsibility. For the short version, see how our flat fee process works; this guide fills in the practical details.

Step-by-Step: Listing Your Louisiana Home

  1. Collect your property details. Have the address, bedroom and bathroom counts, square footage, lot information and any features buyers will ask about ready.
  2. Take good photos. Bright, uncluttered photos do a lot of the work. Open the curtains, shoot rooms from a corner and include the exterior and yard.
  3. Pick a package and order online. Choose the listing term and number of photos that suit your plans.
  4. Complete the required forms. Louisiana residential sellers generally complete the Louisiana Residential Property Disclosure form, subject to applicable exemptions. The listing broker reviews required documents; consult your attorney about disclosure duties and known defects. Homes built before 1978 also need the federal lead-based paint disclosure.
  5. Review and go live. After the listing broker reviews and approves your information, your home is entered on the MLS that serves your area.

Louisiana MLS Coverage Depends on Location

There's no single statewide MLS in Louisiana. Regional systems serve different parts of the state, including NTREIS and ROAM MLS. Some parishes are covered by more than one system, so the right MLS is determined by where your property sits.

We confirm the MLS for your home from its exact address. To see the regions, parishes and cities each system serves, visit our Louisiana MLS coverage page. To understand the MLS itself, read how ROAM MLS works or how NTREIS MLS works.

What Happens Once Your Listing Is Live?

Buyer's agents can find your home in their MLS searches, and listing information is distributed to major consumer sites such as Zillow and Realtor.com. From that point, you run the sale: schedule showings, answer questions and negotiate terms. If activity is slower than you hoped, you can request changes to your price, photos or description during your listing term.

How Buyers Reach You

Agents and the public see different contact details. Licensed agents can view your contact information and showing instructions in the MLS, so a buyer's agent can contact you directly to arrange a showing.

Public sites such as Zillow and Realtor.com usually show the listing brokerage's contact information instead of your own phone number or email. Buyers who call the brokerage number can be connected to you through its automated phone system, and website buttons like "Schedule a Tour" are run by the site itself. Answer calls and messages promptly once you're live. For the full picture, read how buyers contact sellers on Louisiana MLS listings.

Buyer-agent compensation is not entered in the MLS listing. If you choose to offer it, it's discussed and negotiated separately, outside the MLS, subject to applicable requirements.

What Does a Flat Fee MLS Listing Cost in Louisiana?

There are two flat fee packages. Standard is $299 for a 6-month local MLS listing with up to 25 photos. Premium is $349 for a 6-month local MLS listing with up to 50 photos and up to 3 Open House Alerts. Both include MLS syndication to Zillow, Realtor.com & other participating real estate websites, the state-required forms and disclosures, listing changes and your contact information on the MLS. There are no closing or success fees from our listing service.

See both side by side on the pricing page, where you can order either package.

Frequently Asked Questions

Can I put my own home on the MLS in Louisiana?
Not directly. Louisiana's MLS systems only accept listings entered through a participating licensed brokerage. With a flat fee listing, the brokerage enters your listing on the MLS and you handle the sale yourself.
Which Louisiana MLS will my home be listed on?
That depends on the property's address. Louisiana listings are entered into ROAM MLS or NTREIS, and we confirm the applicable MLS and listing requirements for your home from its exact address before your listing is prepared.
Will Zillow show my personal phone number?
Usually not. Zillow, Realtor.com and similar sites generally display the listing brokerage's contact details. Agents see your contact information and showing instructions in the MLS.
Can I update my listing once it is live?
Yes. Listing changes are included with both packages, so you can request updates to your price, photos or description during your listing term, subject to MLS requirements.
